First Ripley Court properties handed over

Published 3 December 2015

The first seven properties at Ripley Court – our latest Homebuilder development – are ready for hand over.

We are building 39 new properties on the site of the former Ripley Court Independent Living Scheme in Normanton.

The work is being carried out entirely by our Homebuilder team of skilled tradespeople, and will include a mix of two and three bedroom properties available for rent through our Homesearch scheme.

Once work is completed at Ripley Court in the New Year, it will take the total number of new builds delivered by our Homebuilder team to 89. Ripley Court is the largest site our team have worked on to date, following the previous Waterton Court development in Crofton which was consists of 32 properties.

Currently 10 of our apprentices are working on the development. In particular, 40 per cent of the bricklayers working on the site are apprentices, who are working side-by-side with our bricklayers so they receive dedicated monitoring and support.

The Ripley Court properties have a contemporary look and design to them using timber framed construction methods, and once completed 10 of the properties will be used as part of our ‘Warmer Wakefield Homes’ project. Working in partnership with Leeds Sustainability Institute at Leeds Beckett University, the project aim to understand how we can improve the build quality of our homes so they are more energy efficient and help reduce tenants’ bills.

Adam Green, our Homebuilder Manager, said: “As one of very few housing associations delivering new properties using its own direct labour organisation, we are extremely proud of the quality of our work.

“We are developing homes to be proud of, at a reduced cost compared to using an external developer, with a build quality that is more thermal efficient and will help tenants avoid fuel poverty.”
