Rental amounts for our commercial properties are based on comparable evidence of similar properties in the same area. Rent is not inclusive of utility costs, business rates or contents insurance.
We prefer you to take out a long lease, however we realise businesses are often unable to commit to these. We will consider each case individually, taking into account the ways your business could benefit the community.
We impose a strict trade user restriction in our lease agreements, limiting the duplication of existing products or services sold on each parade of shops. This helps protect you from unwelcome competition.
The lease agreement prevents subletting of part or all of the premises.
If you do not wish to continue your commercial lease, you will need to ‘assign’ it - in other words, sell your lease to a new tenant. We may allow existing commercial tenants to assign their lease agreement to another person or business, subject to receipt of satisfactory bank and trade references.
